The Brief
Flannels set out to open one of the UK’s most ambitious luxury retail destinations. At 70,000 sq ft and six floors, the Leeds flagship would become the largest Flannels outside London — a landmark project designed to cement the brand’s Northern heritage while redefining the next generation of luxury retail.
SmithBrewer were tasked with engineering and delivering the entire store environment: a multi-category luxury space capable of housing beauty, fashion, homeware, activewear, tailoring, and experiential concepts under one roof.
The Challenge
The project demanded scale and complexity across six levels, each requiring highly bespoke furniture, finishes, and environments. Designs needed to be rationalised for rollout without losing the elevated feel integral to the brand. Flannels also needed spaces that could host world-leading luxury brands, accommodate large-scale beauty takeovers, and integrate flexible, high-spec environments for brand activations.
Every area — from Beauty to Flannels Junior — had to feel coherent yet distinct, creating a standalone luxury destination in its own right. Achieving this while maintaining commercial control, speed, and precision was essential.
The Solution
SmithBrewer acted as the end-to-end partner, translating bold design concepts into fully resolved, commercially deliverable solutions. Our engineering and rationalisation work enabled premium intent to be executed at scale, ensuring every detail — materials, fixtures, finishes, lighting — met exacting quality standards while remaining efficient to produce.
In the Beauty Hall, we developed flexible, high-spec environments designed for ongoing brand takeovers, giving Flannels the ability to refresh the space regularly without structural rework. For Tailoring, we delivered a bespoke mahogany-veneered suite — including a fully crafted Savile Row–style room — that brought theatre and intimacy to the store’s menswear floor.
Across the building, we engineered a series of unique experiential moments, from interactive “sushi tables” to gyms, wellness areas, and bespoke café integrations. Every fixture, floor finish, and environment was produced and installed with absolute consistency, ensuring visual harmony across all six levels.
The Outcomes
The result is a flagship that feels immersive, elevated, and unmistakably Flannels — a destination that seamlessly blends luxury retail, hospitality, beauty, and experiential zones into a single, world-class environment. It remains one of the most significant and ambitious projects ever delivered across the group.
